NEWS: Would-be homebuyers are once again coming out of hibernation, this time prepared to strike a deal before competition heats up. Certain updated properties can garner 25, 30, or even more offers.

OUR TAKE: Good news for a Seller with a modernized and on-trend home in a desirable location…updates matter a lot. Newer colors, flooring, appliances and systems -- essentially brining a home closer to the newness and reliability of a new-construction home -- but offering the sense of community in a desirable neighborhood can unlock the bidding frenzy. The added benefit of depersonalizing a home for sale -- purging and cleaning out, removing personal photos, excess furnishings, reducing kitchen pantry and cabinet clutter, etc, etc, etc... Seller should want a potential Buyer to envision 'themselves' living in the home (and not getting bad vibes from the Seller's clutter, colors, cleanliness, etc. Remember, the Buyer is the "client" -- treat them that way.
